Works are now well underway at OxBio Hub, marking a significant milestone in the delivery of the comprehensive refurbishment, reuse and extension of Building 2700 into a major new science and innovation campus in Oxford.
Following the granting of planning permission, which approved the creation of a self-contained innovation hub for science and deep tech occupiers, works have progressed rapidly on site. The scheme will deliver best-in-class CL2 lab-ready space, ranging from 4,000 – 130,851 sq.ft.with highly flexible layouts designed to accommodate cutting-edge R&D facilities, advanced laboratories and high-quality office environments.

A substantial strip-out programme has now been completed across the building, opening up the structure in preparation for refurbishment and extension works. This has included the removal of all mechanical and electrical services, internal partitions, ceilings and floor finishes, alongside the decommissioning of plant, lifts and legacy building systems, as well as extensive cleaning of the building envelope. The building’s steel frame is now being exposed in preparation for strengthening and reconfiguration works.
Looking ahead, works will continue over the coming months, with external works also progressing, including the removal of roof-level elements and preparation for the building’s reconfigured layout and new extension.
Sustainability remains at the heart of the project. OxBio Hub is targeting BREEAM Very Good, with a strong emphasis on reuse of existing structures, embodied carbon reduction and responsible resource management. The development is also registered under the Considerate Constructors Scheme, ensuring high standards of environmental management, workforce wellbeing and community engagement throughout the construction programme.
